Pitt Meadows Real Estate
& Our Listings

Pitt Meadows is a small city with a very particular housing market. Most of the land sits in the Agricultural Land Reserve, so homes are concentrated in a handful of neighbourhoods between the Pitt River, the Fraser and the farmland to the north. That keeps supply tight and means two homes a few blocks apart can sell for very different prices.

I’m Russ Macnab, and I’ve been selling real estate in Pitt Meadows and Maple Ridge for more than 17 years. I was born and raised next door in Maple Ridge, co-founded The Macnabs Team in 2012, and spent years in construction and design before real estate. When I tell you what a street, a strata or a school catchment is really like, it comes from having walked through the homes, not from a search result.

Whether you’re selling a townhouse in Central Meadows, buying your first condo near the West Coast Express, or looking at acreage in North Meadows, this page covers what you need to know. Browse current listings below, check the latest market numbers, or find out what your home is worth.

Pitt Meadows Neighbourhoods

Pitt Meadows MLS listings fall into five areas, and two of the best-known neighbourhoods, Osprey Village and Bonson’s Landing, sit inside South Meadows. Each has its own mix of housing and its own buyer.

Neighbourhood What you’ll find Often suits
Central Meadows The town centre around Harris Road and Lougheed Highway: older detached homes, townhouse complexes and condos, walking distance to shopping and the West Coast Express station Commuters, first-time buyers, downsizers who want to walk to errands
Mid Meadows North of the rail line around Meadow Vale Shopping Centre and MacLean Park: condos and townhomes near Harris Road, family homes on quieter streets Young families, condo buyers who want parks close by
South Meadows South of Lougheed toward the Fraser River: newer homes and townhouse communities, Pitt Meadows Secondary and the Athletic Park Families who want newer construction and school access
Osprey Village and Bonson’s Landing (within South Meadows) A walkable riverside village with shops and cafés, plus newer homes off Bonson Road beside the dyke trails Buyers who want a small-village feel and trails out the door
West Meadows The west side toward the Pitt River: established streets with some of the larger residential lots in town Buyers who want yard space without going rural
North Meadows Farmland, acreages and hobby farms in the Agricultural Land Reserve, plus estate pockets like Sheridan Hills, close to Pitt Lake and the golf courses Acreage buyers, hobby farmers, multi-generational families

If you’re selling, which of these your home sits in shapes who your buyer is and how it should be marketed. More on Osprey Village and Bonson’s Landing.

Living in Pitt Meadows

Pitt Meadows gives you a small-town pace with fast access to the rest of Metro Vancouver.

Getting around. The West Coast Express stops at Pitt Meadows Station on Harris Road, with weekday rush-hour trains to downtown Vancouver. By car, the Pitt River Bridge and Lougheed Highway lead west to Coquitlam, and the Golden Ears Bridge crosses south to Langley, Surrey and Highway 1.

Schools. Pitt Meadows is part of School District 42 (Maple Ridge–Pitt Meadows). Pitt Meadows Secondary serves the city, with several elementary schools across the neighbourhoods. Catchments matter to a lot of buyers here, so check the district’s school locator for a specific address.

Outdoors. Dyke trails run along the Pitt and Alouette rivers, and Pitt Lake and the surrounding marshland are minutes north. There are golf courses in North Meadows, and the $12.3M Athletic Park expansion is adding turf fields and a covered sport box beside the arena.

Farmland and acreage. Roughly 86% of Pitt Meadows is in the Agricultural Land Reserve. That protects the views and open space, and it limits how much new housing can be built. It also creates a separate acreage and hobby-farm market in North Meadows, with its own rules on secondary homes, farm status and what you can build. If you’re buying ALR land, those rules are worth understanding before you write an offer.

The Pitt Meadows Market

Pitt Meadows still sells at a real discount to the rest of Greater Vancouver. In July 2026 the detached benchmark here was about $1.21 million, against $1.82 million across the region. That gap keeps buyers coming from Burnaby, Coquitlam and Vancouver.

The statistics table further down this page breaks down average prices, days on market and sales by property type and year. Every home is different, so the most accurate number is always a valuation of your own home.

Why Work With Russ Macnab in Pitt Meadows

Most of my business comes from referrals and past clients, and that only happens when people feel they were told the truth and looked after.

  • 17+ years in this market. I’ve sold over 40 homes in Pitt Meadows and many more in Maple Ridge, across townhomes, family homes, luxury, waterfront and acreage.
  • A builder’s eye. My construction and design background means I can usually tell you what’s cosmetic and what’s structural before an inspector does.
  • Marketing that gets seen. Professional photography, drone footage, video walkthroughs and targeted online ads, not a listing that sits and waits.
  • Straight answers. Honest pricing advice, even when it isn’t what you hoped to hear, and I stay reachable through subject removals, closing dates and everything after.
