How much do I need for a down payment in BC?
In British Columbia, minimum down payments are 5% on homes up to $500,000, a blended rate on homes between $500,000 and $1 million, and 20% on homes over $1 million. Talk to a mortgage specialist early so you know your target range before you start touring homes.
What's the difference between pre-qualified and pre-approved?
Pre-qualification is a quick estimate of what you might be able to borrow based on self-reported numbers. Pre-approval involves a lender verifying your income, credit, and debts, and gives you a firm budget and a rate hold, which is what sellers expect to see with an offer.
How long does it take to buy a home in the Tri-Cities and Fraser Valley?
Once you’re pre-approved, it typically takes four to eight weeks from your first showing to closing, though timelines vary with how competitive the market is and how quickly financing and inspections come together.
Do I need a home inspection?
We strongly recommend one on almost every purchase. An inspection can reveal issues with the roof, foundation, electrical, or plumbing before you’re committed, and gives you room to negotiate repairs or price if problems turn up.
What closing costs should I budget for beyond the down payment?
Plan for property transfer tax, legal fees, home insurance, a possible property appraisal, and moving costs. As a rough guide, budget an additional 1.5% to 4% of the purchase price on top of your down payment.
