Pitt Meadows Real Estate Market Update – October 2026
If you own a home in Pitt Meadows and you’re wondering where prices have landed after the summer, here’s a straight read on the September numbers from someone who works this market every day.
Where Prices Stand Today
The benchmark price for all residential properties in Pitt Meadows was $848,800 in September, down 3.6% from a year ago and almost flat from August (down 0.1%). In my August update the benchmark was $857,700, so prices have eased about 1% over the summer, not fallen off a cliff.
The detached benchmark is now $1,178,600, down 2.8% year over year. Across Greater Vancouver the detached benchmark is $1,784,700, so a detached home in Pitt Meadows still costs about $600,000 less than the regional benchmark. That gap is why buyers from Burnaby, Coquitlam and Vancouver keep looking here.
Sales picked up too. 29 Pitt Meadows homes sold in September, roughly double the same month last year, including 15 detached homes.
What’s Happening Across Property Types
The three types are moving in different directions this fall.
| September 2026 | Pitt Meadows benchmark | Change vs. last year | Greater Vancouver benchmark | Pitt Meadows discount |
|---|---|---|---|---|
| Detached | $1,178,600 | −2.8% | $1,784,700 | $606,100 |
| Townhouse | $737,500 | −8.7% | $1,016,700 | $279,200 |
| Condo / apartment | $558,200 | −2.4% | $682,500 | $124,300 |
Detached homes are holding up best over the year. The benchmark slipped 0.9% from August, but it’s down less than 3% from last September, and detached sales were the strongest part of the month.
Townhouses are the soft spot right now. The benchmark is down 8.7% from a year ago and 6.6% over the last six months. If you’re selling a townhouse, pricing it right from day one matters more than it has in years.
Condos are showing the first signs of firming up. The apartment benchmark rose 2.1% from August and 2.9% over three months. That’s a change from the summer, when condos were the slowest corner of the market.
The Regional Picture
Across Greater Vancouver, 1,717 homes sold in September, down 8.4% from a year earlier and 25% below the 10-year average for the month. The drop came almost entirely from condos: apartment sales fell 18.6%, while detached sales rose 4.2% and townhouse sales were flat.
There are 16,394 homes for sale across the region, about 24% above the long-term average. That gives buyers plenty of choice, and it’s why the regional benchmark is down 5.5% from last year to $1,075,900.
Greater Vancouver REALTORS® chief economist Andrew Lis said the weakness is “contained to the sizeable apartment segment,” and that buyers moving in to live, not investors, are driving most sales right now.
What This Means If You’re Thinking of Selling
This is a buyer-friendly market, but it isn’t a stalled one. Pitt Meadows sales roughly doubled from last September, and the benchmark barely moved from August. Homes are selling when they’re priced for today’s market.
A few things I’m seeing on the ground:
- Price for the market you’re in, not last spring’s. With plenty of choice across the region, buyers walk past homes that are priced on hope. The first two weeks on the market matter most.
- Townhouse sellers need the sharpest pricing. That segment has dropped the most this year, so knowing exactly what has sold in your complex and nearby is essential.
- Pitt Meadows is still a value play. A $600,000 detached discount to the regional benchmark keeps buyers from across the Lower Mainland coming here, and projects like the Athletic Park expansion add to the appeal.
The Bottom Line
If you’re thinking about selling this fall or early in the new year, the window is open for well-prepared homes. Accurate pricing, professional presentation and strong buyer reach are what separate a good result from a long wait.
